Investment Criteria

Product Type: New Development and Value-Add deals (1990s or newer) in low to mid-density multifamily and BFR.

  • Markets:  Major MSAs in FL, NC, TX, AZ, CO and Northeast and broader Sunbelt & Mid Atlantic . Only in areas with above MSA average income — no tertiary markets.
  • Deal Size: 220-400 units for multifamily, 150-200 homes for BFR, total costs range from $40m-$150m per deal.
  • Flexible Holding Period.
  • Deal Structure:
    • JV equity with Sponsor: Experienced developer/operator that has local team, and in-house property management preferred for acquisitions.
    • Direct Acquisitions: Direct purchase as buyer in FL and NC. All cash or loan assumptions with market terms.
