Chris Luo
Managing Director

Ms. Luo serves as Managing Director for Willton Investment Management with primarily responsibility of implementing the firm’s investment strategy and business development initiatives. Ms. Luo has held numerous positions in multiple real estate development companies as well as served as a portfolio manager for a global fund manager. She obtained her masters in finance and international business from the University of Sydney Business School and her bachelor’s degree from University of Technology Sydney.

Navish Chawla
Director of Acquisitions

Mr. Chawla serves as the Senior Vice President for Willton Investment Management with primarily responsibility for overseeing the firm’s investment activities. Mr. Chawla also serves on the firm’s investment committee and is responsible for sourcing, underwriting, and executing on the firm’s investment strategy. Mr. Chawla has 15+ years of real estate experience including positions within Private Equity and Global Investment Management. Mr. Chawla has underwritten and managed over $3+ billion of real estate transactions globally. Prior to joining the Willton, Mr. Chawla served as a Chief Investment Officer for a multi-asset family office based in New York City. He has held positions as a portfolio manager for a private equity fund with responsibility of overseeing the company’s $500 million portfolio across the U.S. and Western Europe. His prior roles include acquisition and asset management for Blackrock’s core and value-add funds. Mr. Chawla graduated Summa Cum Laude with a Master’s degree in Real Estate from New York University and holds a Bachelor’s degree in Finance/Economics from Rutgers University. He is an active member of Urban Land Institute and various other Commercial Real Estate Associations.

Willie Frias
Director - Asset Management & Development

Mr. Frias serves as the Director of Asset Management and Development for Willton Investment Management where he is primarily responsible for the oversight of all the firm’s property operations, construction and development efforts. Mr. Frias has 15+ years of real estate experience in varying roles having been involved in the development, rehabilitation, repositioning or management of over 3 million square feet and $1 billion in real estate over multiple asset classes. Prior to joining Willton Investment Management, Mr. Frias served as Vice President of Project Management and Development for GFI Management Services where he oversaw all development and capital projects for the company’s national portfolio. Mr. Frias holds a Bachelor of Science in Real Estate and Metropolitan Development from Baruch College and is an active member of the Urban Land Institute.

Steve Chow
Senior Controller

Steve Chow joined Willton in 2017. Prior to joining the company, Steve served as controller at Hugo Neu’s real estate operation where he worked on a number of core projects, including integrating accounting systems with Hugo Neu’s partners and affiliates, preparing financial statements and serving as liaison with customers and partners. Prior to that, he worked for ten years as a senior accountant for Marcum LLP and as a controller for private industrial companies. Steve received a Bachelor of Arts in accounting from Queens College. He is a Certificate Public Accountant.

Daniel Lu
Senior Associates

Mr. Lu serves as Senior Associate for Willton Investment Management with responsibility for underwriting and executing on the firm’s investment strategy. Prior to joining Willton, Mr. Lu served as a lead analyst for a New York based multi-asset family office, and he has held positions in multiple real estate investment and development companies spanning markets in the Northeast, Southeast and Midwest. His prior roles include managing mixed-use new development projects in Midtown Manhattan for foreign investors, asset managing +500,000 square feet of mixed-use properties in Manhattan, and executing 1 million square feet of retail park repositioning strategies.

Mr. Lu received his Bachelor of Architecture degree from Iowa State University and his Master of Science in Real Estate Development from New York University.

Director of Capital Markets

Willton is looking to hire a Director of Capital Markets.  The person would be responsible for raising both Equity and Debt for the firm. 

Responsibilities:

  1. Build, lead, and manage the capital market team;
  2. Build the capital market business plan, strategy, and mechanism base on the company’s business plan; 
  3. Determine the target investor and design various products suitable for different types of investors; 
  4. According to the company’s annual business plan on capital needs, create annual and quarterly work plans and capital raising goals;
  5. Preparation of all materials for potential investors, including but not limited to marketing materials, due diligence materials, legal documents etc;
  6. Managing investor relationships and preparing all materials for existing investors, including but not limited to quarterly and annual report, market updates etc;
  7. Responsible for all capital raising negotiations, review of all related documents; 
  8. Exploit capital raising channels, investor resources. Establishing and filing potential investor lists. Responsible for marketing and organizing all marketing activities; 

Qualifications

  • Ideally 10+ years of experience raising equity and debt from HNW individuals, institutions, funds, etc.
  • Ideally 2+ years of experience leading a capital market team and be responsible for all perspectives related to capital raising. 
  • Have good resources of investor pool
  • Know how to think outside of the box
  • Must have experience in structuring real estate deals throughout the United States
  • Strong verbal skills and ability to influence others is a MUST
  • Prior management skill is a plus, the individual will eventually be responsible for building the entire Capital Markets group

Real Estate Analyst

The position requires knowledge in real estate and finance. The ideal candidate will conduct quantitative and qualitative analysis across various projects to optimize company growth and business. You will manipulate datasets, create financial models, and summarize findings in a succinct manner. The position will work closely with the Senior Associate and Director of Acquisitions in the investment team focused on acquisitions, and support asset management team during investment management. Responsibilities:

  1. Collect and analyze data to conduct market research and comp analysis, and assist in drafting investment summaries and memoranda;
  2. Financial modeling. Prepare and review sophisticated financial models for potential investments, including but not limited to project pro-forma, joint venture equity structuring, evaluate return metrics such as IRR’s, multiple on equity, cash on cash, etc.;
  3. Assist in asset management activities; including but not limited to updating asset management report and managing financial model during investment cycle;
  4. Support acquisition and asset management team during due diligence process;
  5. Support the company by executing firm’s process driven approach for value creation and implementing standard investment and asset management procedures;
  6. Support company’s business operation and capital markets efforts including but not limited to marketing, event preparation, and ad hoc tasks.

Qualifications

  • Minimum 2-3 years of work experience in real estate investment/development;
  • Minimum Bachelor’s degree in a related major (Real Estate, Business Administration, Finance, Economics, Accounting, Math, Statistics, Marketing, etc.);
  • Strong analytical skills. Ability to collect and analyze market data and underwrite a broad range of multi-family transactions;
  • Advanced proficiency in Microsoft Office suite and skills in creating and using Excel financial models (both DCF and waterfall distributions). An Excel test will be administered as part of the interview process;
  • Familiarity with real estate data analytics such as RealPage, Axiometrics and CoStar;
  • Excellent written and verbal communication skills;
  • Detailed oriented, self-starter/learner with strong independent problem solving and multi-tasking skills to meet deadlines.

Project Manager / Asset Manager

This position is responsible for supporting the supervision and oversight of all construction, development and  Asset management activities in his/her portfolio of properties. Relies on extensive experience and judgment to perform a variety of tasks and accomplish objectives. This position reports directly to executive management. Responsibilities include, but are not limited to:

Principal Duties and Responsibilities

  1. Under the direction of the Director of Asset Management and Development, tasked with oversight on execution on all projects. He or she supervises, leads and directs all financial and project management related decisions.
  2. Interface with Sponsor partners on all project and operational matters to monitor construction progress, change orders, trends, consistency with project documents, legal agreements and approvals.
  3. Assists in the monthly preparation of internal asset management reporting
  4. Monitor and track market activity to maintain each project’s position against competitive offerings.
  5. Direct involvement in the assessment and due diligence of potential project acquisitions.
  6. Manages to operational objectives by providing information and recommendations to strategic plans and reviews, preparing and completing action plans, implementing production, productivity and quality standards, resolving problems, completing audits; identifying trends, and implementing change.
  7. Meets financial objectives by forecasting requirements, preparing a budget, scheduling expenditures, analyzing variances, and initiating corrective actions.
  8. Avoids risk by analyzing data, anticipating, identifying and mitigating risk factors. Quick determination of problems and makes decisions to solve them
  9. Responsible for the overall planning and implementation of strategy to best accomplish goals set forth by executive management.
  10. Perform site visits and inspections at properties to ensure practices and procedures are being followed including quality management and safety, adherence to schedule and resolution of possible issues.
  11. Serves as liaison between Sponsor and Willton to keep interests aligned, promote cohesiveness, resolve issues and ensure that the needs of both teams are met.
  12. Meet regularly with project, construction and management teams to discuss and address issues related to the assets. Provide direction on critical needs items and escalate any items to executive level management when needed.
  13. Serves as primary contact to executive management/ownership for projects through regular progress reporting and/or meetings.
  14. Updates job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks, participating in professional organizations.

Real Estate Investment and Asset Management Internship

(includes Part-Time & Full-Time Internships)

This position will work closely with the Analyst and Senior Associate, support the investment and asset management team to underwrite and asset manage development and renovation projects. This hands-on position is geared towards a candidate who is demonstrate strong interest in real estate, detail-oriented, highly-motivated, self-starter, reliable, and juggle multiple tasks at once. The candidate will be exposed to all aspects of real estate investment and development. The firm offers great opportunity to learn and grow.

Scope of internship includes but not limited to:

  • Assist in conducting market analysis and compiling data from various sources such as AxioMetrics and cold-calls
  • Assist in preparation of internal asset management and investment reporting
  • Assist in the review of Sponsor provided project status materials

  • Assist in assessment and due diligence on acquisitions
  • Update and optimize marketing materials
  • Occasional participation in leasing/construction/operational meetings/calls

Internship/Volunteer Option:

  • The role is listed as an internship because it’s the student’s choice. Academic credit for internship available upon application.
  • Many universities have an independent study program or courses to help accommodate course credit for internships.
  • The course is likely 1-4 units based on the number of hours expected inside and outside the class per week. For example, a one-unit internship would mean a commitment of one-hour meeting per week and 1 hour of work per week.
  • You likely need to get a professor at your university to sponsor your independent study. The purpose of this professor will be to approve the internship scope, activities, and goals and to help ensure that you are meeting those goals and that employers are not taking advantage of your time. Many business professors would be happy to sponsor you if you come into a meeting with them with a proposal prepared. We will be happy to help you design that proposal.
  • Some universities do not require a professor to sponsor you, but they may require the direct supervisor of the employer to have a Master’s degree. Our senior executives have MBA, which will satisfy that requirement.
